Savage Precision received approval for a 10,000-square-foot expansion when the Wylie Planning and Zoning Commission approved two amended site plans Oct. 6.

Commissioners voted 4-0 on each amendment, according to draft minutes included in the Oct. 20 meeting packet. The plans cover the fabrication business at 1415 Martinez Lane and an office property at 100 S. Third St.

At Martinez Lane, property owner Gardner Regency LLC plans to add 10,000 square feet to an existing building described in the staff report as 60,000 square feet. PETITT-ECD submitted the amendment to accommodate growth at Savage Precision, according to the Oct. 6 agenda packet.

City staff said the expansion has support and assistance from the Wylie Economic Development Corporation. The original site plan and plat were approved in March 2008.

The amended layout provides 81 parking spaces, including four accessible spaces, exceeding the 70-space minimum. Existing fire lanes and driveways will remain unchanged. Pre-finished metal wall panels will match the existing building.

The second amendment allows a larger office addition and revised parking at 100 S. Third St., owned by Musa Dirisu Afolabi and Christina Onize.

The City Council approved the original site plan with a special use permit in January 2024, allowing an existing structure to be repurposed as an office. The applicant intends to use it as the administrative office for an off-site home health care business, staff said.

The revised plan increases the proposed addition from 400 to 624 square feet. It also removes a driveway connection to South Third Street because the proposed driveway widths did not meet city standards, leaving one entrance from East Oak Street.

Design Draw Build LLC prepared the office plan, which includes seven parking spaces, one accessible. Landscaping covers 2,274 square feet, or 27% of the site, exceeding the city’s 20% requirement. Shingles and wood-grain lap siding will match the existing structure.

Staff recommended approval of both amendments, subject to any additions or alterations required by the City Engineering Department.

The commission’s next regular meeting is Tuesday, Oct. 20, at 6 p.m. in Council Chambers, 300 Country Club Road, Building 100.
