The Wylie Planning and Zoning Commission considered four development items at its Tuesday, Aug. 4 meeting, including a 280,120-square-foot flex space project on Sanden Boulevard and a preliminary plat that sets the stage for a retail complex on FM 544.
Wylie planner Kevin Molina recommended approval on all four items in staff reports posted to city meeting records. Official vote results had not been posted as of Wednesday, Aug. 5, but meeting video confirms all items were taken up.
Sanden Boulevard flex space
The largest project: a site plan from St. John Properties for six flex space and light industrial buildings on 56.67 acres at 701 Sanden Blvd. The land is owned by Sanden International (USA) Inc., a manufacturer already operating next door at 640 Sanden Blvd.
The project calls for 597 parking spaces, 26% landscaped area (well above the city's 10% minimum) and access from both Sanden Boulevard and FM 544. Exterior materials are field and accent brick. The development is allowed by right under Planned Development Ordinance 2026-22, which City Council approved in May 2026.
A related consent item would replat the same acreage into three lots to allow St. John Properties to finance each building phase separately. That plat requires City Council approval.
FM 544 retail site
The Wylie Economic Development Corporation owns 25.484 acres at 2002 W FM 544, and the commission considered a preliminary plat to combine tracts for future retail development. Winkelmann & Associates Inc. is the applicant.
What's coming next matters more than the plat itself: a Special Use Permit (ZC 2026-10) for a wholesale development with minor auto repair and a fueling station is scheduled for P&Z review on Aug. 18 and City Council action on Sept. 9.
Harvest City Church expansion
Harvest City Church at 2201 Country Club Road is planning a 19,500-square-foot education building. Helmberger Associates Inc. designed the addition, which will match the existing stucco, stone and EIFS trim exterior.
Parking is the wrinkle. The expansion requires 273 spaces, and the church site holds only 215. A parking agreement the City Council approved in May 2026 gives the church access to 113 overflow spaces at neighboring Rita Smith Elementary School through Wylie ISD.
The Sanden replat could go before City Council as early as Aug. 11, with the FM 544 special use permit set for P&Z review Aug. 18.
