Wylie's population has hit 62,649, according to 2026 ESRI demographic data the Wylie Economic Development Corporation released Wednesday, Aug. 5. Nearly 950,000 people now live within a 30-minute drive of the city, a consumer base that helps explain why national retailers and large-scale developers keep betting on the SH-78 and President George Bush Turnpike corridors.
The figures, published on the Wylie EDC's demographics page, show the city has added more than 21,000 residents since 2010. ESRI projects Wylie will reach 69,055 by 2028.
That growth is already reshaping the commercial landscape across Murphy, Wylie and Sachse.
Murphy: H-E-B anchors FM 544
The most visible proof arrived July 22, when H-E-B opened a 122,175-square-foot store at the southwest corner of FM 544 and McCreary Road in Murphy. The San Antonio-based grocer invested nearly $53.2 million in the store, which employs roughly 600 workers and includes a barbecue restaurant with a drive-thru, deli, bakery, pharmacy and sushi bar, according to filings with the Texas Department of Licensing and Regulation reported by the Murphy Monitor.
Murphy Mayor Scott Bradley and H-E-B Top Store Leader Daniel Daigle cut the ribbon July 21. All three tri-city mayors attended the preview event, including Wylie Mayor Matthew Porter and Sachse Mayor Jeff Bickerstaff.
The regional draw matters for city coffers. Murphy Mayor Pro Tem Scott Smith said in a July 15 Murphy Monitor preview, "We expect the store will draw customers from all around our area." Murphy's monthly sales tax allocation from the state comptroller for May 2026 sales totaled nearly $450,000, according to Murphy Monitor reporting.
Sachse: The Station takes shape
Along the President George Bush Turnpike in Sachse, The Station, a 134-acre mixed-use development by PMB Capital Investments, continues to fill in. The project, valued at $500 million according to the Sachse Journal, will bring more than 1,000 residential units, a 34-acre park and new retail between Miles Road and Merritt Road.
Chiloso Mexican Bistro completed a finish-out at 5415 The Station Blvd. in July, adding a full-service restaurant to the corridor, according to the Sachse Journal. Sachse currently carries 226 registered construction and development projects valued at roughly $596.3 million, according to permit data.
Wylie: SH-78 corridor redevelopment
In Wylie, the EDC's own Cooper Plaza project at Highway 78 and Brown Street occupies more than 13 acres assembled from 15 properties the agency began acquiring in late 2018. A second EDC project, the 544 Gateway at FM 544 and Highway 78, was also under construction as of late 2024.
The Wylie EDC, led by Executive Director Jason Greiner, is funded through a citywide half-cent sales tax and estimates its retail trade area reaches approximately 230,000 consumers. With ESRI projecting another 6,400 residents by 2028, that trade area is set to grow.
